Broad Planning & Architecture are based in Wolverhampton in the West Midlands. We are a multi-disciplined practice offering the services of Home Stylists & Interior Designers, along with in house Chartered Town Planners, Architectural and Highway Consultants. We have renovated a number of properties within our own portfolio and can advise on maximising property potential though interior design, space planning and property styling.Choosing Broad Planning & Architecture can help you achieve your property ambitions as we have over 20 years of knowledge and experience of what improvements add value to a property, through dealing with clients properties and developing / renovating our own property portfolio. We realise that excellent presentation is vitally important when selling your home and what really counts is knowing where and when to spend money to get it right. Our unique mix of involvement in the property industry has given us a greater understanding of how to maximise property potential through extensions, alterations, refurbishing, re-styling, space planning, interior design and presentation. No project is too large or small, anything from a simple room makeover to a beautifully styled new home is achievable within an agreed timescale and budget.
Interior Design
We have been commissioned for a variety of interior design projects including public houses, restaurants and projects for private individuals. We can provide detailed drawings for fit-out projects and sample boards as appropriate.
The scale of projects and our involvement can vary greatly on Interior Design Projects and therefore we would be happy to discuss your requirements and provide you with a fixed quotation for any work you wish to have undertaken. What is Property Styling / Home Staging?
Property styling / staging is about presenting your home or property to maximise its potential, whether this be for you to enjoy living in it or to attain the maximum sale price. Once a house is put on the market, it becomes more than a home, it’s a product, and just like any other product for sale, it will face lots of competition out there. It needs to look its best and appeal to as broad a market as possible.Property styling presents your property in the best light helping it to sell quicker and for the best possible price.

Often our clients just want us to finish what they started – sometimes years ago – as they ran out of inspiration or time! We can advise on colour schemes, space planning and styling, and produce, mood boards, written reports, hands on help, even a personal shopper service. We can offer contact details for trades people such as plumbers, builders and kitchen fitters if required. A de-cluttered house will bring peace and harmony to each room. Selling or Renting out?
A person selling their house sees only the home they’ve lived in and loved for years. When presenting a house for sale, a buyer walking into that property only sees where they made need to spend money. A Property Stylist is that independent eye, a completely impartial opinion that will view your property with the sole purpose of improving the selling potential. A potential purchaser will get a first impression within 30 seconds of walking through the front door of a property. You don’t get a second chance to make that first impression, so it has to be the best! Whether you’re a home-owner, a landlord or a property developer, if you’re trying to sell or rent out a property in this tough economic climate, you’re going to need to ‘stand out from the crowd’.
If you’re planning to sell a property, our home styling services will ensure a faster, more profitable sale than if it was left unprepared for today’s slow market. We can often tidy and ‘tweek’ what you already have in the home to keep your budget low, often its just a case of de-cluttering and repositioning furniture and lighting to achieve a great result. Occasionally some decorating or other minor works maybe required. If your property is vacant it is difficult for a potential purchaser to imagine how they would live in the property and how the layout could work, we can provide furniture and accessories packages to give the rooms a sense of purpose and that all important WOW factor on a limited budget.
With a well presented property, a buyer can picture themselves living in the house and are already mentally moving in! Don’t forget there are buyers targeting distressed sellers particularly in the current property slump, however they will have less reason to offer a reduced price if all the problems with the property have been addressed and it is presented properly. All these points can also be related to a property which you intend to rent out. It will gain a higher, constant rental income if it’s looking its best and tenants will be more inclined to stay for longer periods.
